The Environmental Protection Agency (EPA) has relocated its headquarters into one of two 12-story commercial buildings in the Arlington County section of Potomac Yard. Potomac Yard is a unique project that spans across the border of both Arlington County and the City of Alexandria. Potomac Yard was formerly an industrial site and railroad switching yard located adjacent to the Potomac River. A major undertaking, the redevelopment process has been ongoing for over twenty-years. christopher consultants Ltd. is proud to be part of a prestigious design team for the first phase of this multi-decade project lead by our client Crescent Resources. Located within an urban area, our design team is continuously challenged to address intricate site constraints through design, public participatory meetings and coordination with both jurisdictions. The goal is to successfully revitalize Potomac Yard from an industrial site into a high-end mixed-use development. The design team strives to keep Potomac Yard moving closer to achieving its goal of enabling people to live, work & play in a neighborhood across the river from the nation's capital.
During this project, the design team worked closely with the EPA in order to create a sustainable design which would meet the highest environmental standards. The building and site design earned a Gold certification for New Commercial Construction from the Leadership in Energy and Environmental Design (LEED) Green Building Rating System. ccl played an active role on the design team by providing engineering, surveying, construction phase service, and project coordination. We executed Arlington County's 4.1 plan processing and submitted final site plans. Major highlights of the engineering site design included an underground BMP vault system, utility relocation, design of a new street, modification of the existing road layout for Crystal Drive, and planning for a future light rail system long the properties frontage.
